My tenant never transferred utilities into her name, it's been 10 months... and now she is 2 months behind on rent....I want to evict the problem tenant...it's a SFR.. she has dogs inside, not allowed, late Constantly..... 9 months out 11 she has been late... I already gave her 48 hours to get the utilities in her name and called to schedule the disconnect ... per the lease, she is responsible for the utilities... am I facing legal issues by giving her 48 hour notice and disconnecting them?

In OR, I just call the utility and tell them I'm still the owner but a tenant lives there and will be paying bills. They ask for the tenant name and mailing address and that's it.
About all, they need to do is an ending reading on the meter which is now pretty automated, so not hard.
People in OR are not smarter in AL (look at who we elect here) are they?
