Renting to College students and/or grad students

Hello, was curious to what folks do when they get prospective tenants who are either college students or grad students. I would assume you have someone (e.g., parent) cosign for them assuming they aren't making the necessary income? Or in the cases of when they get federal aid or other student loans do you just verify that loans are stable? I do not own typical college housing but received a couple applicants from grad students who receive most their income from aid/loans and haven't seen this before. Thanks.
