I am currently setting up a rental listing with cozy. Cozy gives you a rental report analysis on what they recommend on setting the rent price. Should I trust this report and set my rent price based off Cozy’s report? I want to make sure I am not lowballing myself as well as overcharging for rent and losing potential tenants. Pls lmk.

@Simon Obas I use Cozy to collect rent, but I’ve never used their rent estimate report feature ($20 for a single property’s rent estimate is kind of expensive).

Regardless, I would not go off what any single site tells you the rent should be. The key is to use multiple sources to make sure you accurately set your rent, especially if you’re setting it for the first time or you’re unfamiliar with the process.

The attached blog article discusses many of the various sources that are commonly used during this process: How to Determine Fair Market Rent

Hope you find it helpful.
