How’s the rental market in South Georgia

Our tenants are vacating and I’m putting our property on the market next month. Wondering how the market is - hot or cold?

I’m hoping to raise the rent to $1,250 from $1,200 for a three bed two bath in a gated community with a swim and racquet club. Nervous about pricing it too high in this market. Any guidance would be appreciated.
