I was wondering if it would be a good idea to purchase in Yuma, Arizona. I live in San Diego and I believe I could claim it as a primary residence and put down 3%

Yuma has been very kind to me and my family.  We currently own 42 doors, and only have 2 vacancies because they are not in a habitable state.

I will advise that you must occupy a “primary residence” for at least a year in most circumstances, and anything other than occupancy will be considered fraud.  If you are a new investor, don’t begin down that path.  The temporary benefit will not outweigh the long term consequences.
