Rehab Floorplan Feedback Needed

Hi All!

Would love some feedback on a floorplan I'm working on.  Original layout is on the left, and option 1A and 1B are the options I'm exploring.  I love the dining room, and would hate to lose it.  It has 11' ceilings and beautiful bay windows.  Adds tons of light into the house.

Option 1A  - 3BD/2BA.  Bigger bedrooms, extra bathroom, but takes away the beautiful dining room.  

Option 1B - 3BD/1BA.  Smaller bedrooms, smaller kitchen, but keeps the huge dining room.  Saves about 10K in rehab budget.

Thoughts?
