6 unit apartment exterior improvements/ value add

Last year I purchased a 6 unit apartment - quadplex & 2 smaller single family houses. I've been wanting to find the balance of improvements to retain residents & attract future quality interest. Things I have done - added a picnic table in the large shared yard and a 9 place bike rack. Curious to see what other think are worth doing and which are maybe or unnecessary. What have others done that seem fairly low cost and have been appreciated/ worth the time & money investment? Replace crushed rock in front, weeds starting to grow through. Could do mulch as well. Add shrubs or flowers out front in the crushed rock. Could do a full sun low maintenance plant that can take getting watered only once per week. Single family house exterior paints are starting to peel in a couple locations. Should repaint in the next couple of years. Could chips in the vinyl siding 2" x 2". Should find a replacement piece of siding to cover. Front lobby is in okay condition. Could replace in the next couple of years. Would need a good flooring for tracking in snow. Single family houses walk through grass front parking lot, could pour in ~40' long sidewalks to their front doors. Would make shoveling a path in the winter easier. Paint the blue front door on the blue building a bright red to make it pop. Add shutters to the front of the building windows.
