Arizona vs Las Vegas Rental investing

Hope all is well! I’m looking to invest out of state in Phoenix Area or Las Vegas. I’m currently in Cali. I want to see why you would prefer one state to the other. Vegas is a lot closer to me however I feel Phoenix is a lot more stable and growing faster.

Just want to know what some of your thoughts are.
