Business to lease SFH with 1 year lease

Hello, does anyone have any experience renting a SFH to a business? The company advised they would lease for a year and prepay rent for the year (requested a discount). They will have the same 4 individuals in the house for a year. The house is not furnished and utilities are not included and the company is ok with that. This will be my first time renting to a business and I have a few questions.

How did your lease differ with a business?

Do you conduct a background check on the business or the tenants occupying the property? If on the tenants, were there name on the lease as authorized occupants if listed at all?

Is there anything I need to know that differs with a business renting?

What's the reasoning behind a month to month if they were going to submit payment for the total 12 month lease?

Because companies can't always predict how long a job is going to take. They'll say they want it for a year but end up staying for two years, like I am currently dealing with. Or they'll leave after seven months, which I'm also dealing with. I just give them the M2M rate and the flexibility to leave whenever they want. The owner makes enough extra that he doesn't care. I get a higher fee, I earn points with the Landlord for increasing their bottom line, the company is happy, their employees are happy to be living in something better than a flea-bag motel, and it's a win-win for everyone.
