This is why you should inspect regularly!
Just because a tenant pays on time doesn't mean they are "good" renters. This tenant always paid early, communicated well, never had a single lease violation.
Our office policy is to inspect at least once a year. One of my employees renewed the lease with this particular tenant two times, which means they occupied the unit for three years. Either my employee failed to inspect or these tenants caused a lot of damage in their last year of occupancy. I believe it was the former.
I'm still waiting on the final bill. So far, the tenant is responsible for about $2,400 in damages and that's with depreciated values.
Interestingly enough, the tenant is reaching out asking when they can expect their deposit back. Funny!

LOL. I was thinking the same thing. Worst I saw there was some busted hollow-core doors and the cut in the countertop. The rest of it just looked like it was dirty. Surely those were not new carpets, I haven't seen that pattern in a long, long time.
