Help - Zero Cash Flow Deals

Help!

Good afternoon BP Community! I stumbled about the site and it appears to be a wealth of information and I am excited to bounce around questions in hopes that I will get some help. I'm currently working for a real estate investor and he is looking into entering into a zero cash flow deal. I have basic knowledge as to what these deals are but I want to expand my knowledge. My questions are below:

1.) Are there any detailed ZCFD links that'll give me an abundance of knowledge?

2.) What is the best case residual value of the leasehold interest? How would I even find the answer to that question?

3.) Why would a leasehold be a better strategy than a fee simple?

Of course I don't want to overwhelm you guys because I could be here all day but any information that you may be able to offer up would be ideal.
