Prospective renter has class C misdemeanor
A couple filled out application for renting my property. Their credits are bad 500+. I was gonna overlook the credit and rent the house to them since most applicants have low credits. I have called their past 2 landlords who stated they are good tenants. Then I run credit report and see they both have multiple accounts that went to collection (mostly medical bills) and the man has 2 convictions in 2015, class C misdemeanor for possession of drugs and driving while license invalid. My questions are 1. would you rent to them? 2. Would it be ok to inform them I am not willing to rent to them because of the drug possession conviction? I am in Texas.
