Denying a rental application

Hi everyone,

i need advice please on denying an application i just received on one of my units i am trying to rent out. It’s the first time i am doing it my self and this applicant sent credit history and information stating income is only 2x rent and 550 credit score.  

They never even called me or emailed with questions or anything before hand. Otherwise i would me if let them know what i am looking for before they had sent this application in. I am looking for someone with at least 600 credit score and 2.5-3x incom to rent.  

I’m just not sure how to properly reject this application in the correct manner.  Any advice would be appreciated.  Thank you!

Don't over-think it.

Dear Applicant,

I started processing your application and discovered you only make 2x the rent income. My requirement is that you have verifiable income of 3x the rent or greater. I'm sorry but your application has been denied.
