What are you favorite countertops to use for B- rentals? Replacing 30 year old countertops and plan on raising rents. Break even time frame is 18 months.

    @Bryan Mitchell I’ve installed every type of counters in my rentals, and NOTHING is cheaper then laminate. Possibility cheaper materials but install will be 5x on granite, concrete and tile.

    Here in KC metro area I have a granite man that has remnants from a previous jobs.

    The only issue is the pieces left over are not really big enough for a big kitchen counter job.

    Granite is no longer just for A-B if you live in decent size city where you can get a deal on granite.

    @Bryan Mitchell

    I use pre-fab quartz. I pay $250 per 9ft. Labor is $250 per prefab slab. Under mount Sink costs $100. What makes them prefab is that the slab is 2cm thick but has a 3cm quartz edge laminated on the front. They install plywood on the cabinets to support the countertops. Looks fantastic and I typically pay $700 for materials, labor, and the undermount sink per kitchen.

    Look for a place that smelled/installs RTA cabinets.

    I’m my C rentals I buy laminate countertops from IKEA. They look fantastic and modern and cost less than $100 per piece. IKEA ships anything for $39.

    @Bryan Mitchell if you're avoiding granite, concrete is an awesome choice, Caesar stone and quartz are good backups too. I've seen some interesting tile countertops too recently, though  i've never used them myself
