Retract month-to-month renewal

Hi,

I just submitted a Lease Renewal (month-to-month) or Notice to Vacate to my current tenant. The day after I mailed the form I got an update from my realtor that he is advising that we take the property off the market until her lease is up (10/31). He is having a very hard time showing the property (she cancels all the time and only had a 30 min window a few times a week that she is available for him to show the property). Of course, if I had known that, I wouldn't have offered the month-to-month option. I got news today that I have a potential buyer. She needs to sell her current home before she buys mine and would like to rent the property beginning Nov 1 while she sells her home and until we close escrow (it's a short sell, so it could take some time). This is really the best case scenario and I would be thrilled if it worked out.

My questions is... can I retract the month-to-month lease renewal option. I want her lease to expire Oct 31 no matter what. If the potential buyer doesn’t pan out I still need the property vacant so I can sell the place. I mailed it on Thursday, so she just got it. My condo is in CA. Thanks in advance for any info. I really appreciate it!
