by the Room rentals/ room shares

Hi All,  We are getting ready to list for rent our first whole house room share and I have 2  things I need assistance with from a seasoned by the room rental landlord.

1 - I am struggling to find resources on what are general house rules for this situation, so I have a starting point of what to include in the lease.  Like overnight guests, visitors,  quiet hours, cleaning responsibilities, shoes no shoes in the house etc.  Does anyone have a copy of house rules they could share, I would so appreciate it.

2 - We are furnishing basic cleaning supplies and paper supplies -is that common?  My husband says everyone has to get their own and figure it out.  I see lots of frustrations and complaints that can arise within the renters.  We have four rooms so seems silly 4 people would have to stock their own toilet paper, paper towels and bathroom/ kitchen cleaning supplies.  Would appreciate any direction on this.
