Tenant breaking lease due to job loss
My tenant has informed me he needs to break the lease due to job loss. He has 1.5 years left. This property is in DuPage county Illinois. My brother handles the management side so I don’t know what the lease agreement says concerning early termination. What can/should I do pertaining to penalties? All advice welcome.

@Dan Constantine All depends what the lease agreement says regarding early termination. Typically there should be an early termination page on every lease agreement The penalty can be 1 or 2 months of rent but with your tenant loosing his job. Maybe you can settle on a certain number that works for both landlord and tenant. Good luck!
