If you have over 200 rental units... What service should i USE?
I talked to COZY customer service and they say the service is only prime for up to 100 UNITS. Anything more, the interface is not built to support that many.
Landlords with over 100 units, which services do you use to keep track of expenses and data about your property??

If you are managing over 100 units, you should probably look into professional software. First and foremost, you need to know that there's no perfect solution available. I use Propertyware and prefer it over the competition but there are features in Buildium and Appfolio that you may prefer for your business.
Do a search for "property management software" and look at the different options available. Compare features and try to narrow it down to your top 2-3 options. Then sign up for a free trial and give it the ol' college try. I highly recommend setting aside some time every day to run each system through the wringer. How easy is it to add a portfolio or property? How well do they assist with marketing? Is the application process included and sufficient? Is it easy to charge and receive rent? How do they process and track maintenance? Are the owner reports detailed enough and easy to read? What reports are available? How does online payment processing work and how easy is it for tenants to use? What owner/tenant online features are available? How does the cost compare to other systems? Are there any hidden costs that will bite me at the end of the month?
What works for me may not work for you. Write down what problems you are trying to solve with software and then investigate to see which system works best for your needs. Once you commit, you commit. Switching software a year or two from now will be very time consuming and expensive so it's best to do your research up front and make an educated decision rather than asking a bunch of strangers on a forum. ;)
