Make sure I am playing this right

One of my tenants did not pay rent this month. It was due by the 5th. I spoke with him today and he is just back from out of state for a funeral. While there, his car broke down and they had to repair it. Rent is $825 and he wanted to give me $400 now and pay the rest with next month's rent.

I told him I was sorry to hear about his issues. I did not accept his terms or the $400. I told him I would post a 3 day Pay or Quit notice tomorrow (maybe not the best idea to announce that). I told him that the full rent and the $45 late fee must be paid. If not paid by Friday afternoon, I will initiate the eviction. I encouraged him to look into a personal or family loan (they have good credit).

I assume I am forgetting or missing something but I would not have known any of this with BP. Let me know if I need to do anything else.
