Question for Oregon Property Managers out there : Deposit refunds
Hey all, I have a quick question regarding returning my renters deposit. My renters lived the rental for close to three years they did a great job for the most part taking care of the place, however they cracked 3 tiles in the front of the home and I am not sure how to value their deposit refund. Their deposit is for $2,000 and to replace the tile floor will cost $2,700. I live in Oregon where tenants have the majority of the rights so I am a little apprehensive to take their whole deposit. The tile is in the front entrance of the home and acts not only as a nice entrance way to the house but also is there because of a wood burning stove that is there really just to serve as a added comfort (Ski Town). This is how the tile was cracked, they split wood directly on it. I actually did the same thing when I was using the home as my primary house so there is actually 4 tiles cracked and they cracked three of them. however the tile I cracked was off to the side and theirs is located in the middle of the room. Anyway can anyone find a reason why I should not take their whole deposit. This is obviously not the hugest problem out there but I would like some knowledge on the issue.
