Tenants break up at beginning of lease

Hey Everyone,

So I recently had an engaged couple move into a property in New Jersey & a little more than 1 month into the lease, they split up. The Boyfriend wants out of the lease and to leave her & 2 kids on the lease. Problem is that she doesn't qualify for the property on her own strength. Should I evict everyone in this situation?

You have no reason to evict anyone until payment doesn't come. Kindly tell boyfriend that he signed a legal agreement and will not be removed. Also, let him know that if rent is not received, and you are forced to evict, the eviction will show on both of their records. last, I would let him know that you are perfectly willing to waive any lease break fees, if he can convince her to leave and give 60 day notice.
