Just starting as a Investor. Best advice?

I am new to the real estate investing business. I am renting a 2 br condo and bought a house that I am attempting to "house hack" with short term, airBNB renters. I have done a lot of reading of blogs and books but I'd love to hear from real local investors something they wish they did differently when starting out with the BRR (Build, Rehab, Refinance) strategy.
