1. Tenants lie.
2. Applicants lie even more.
3. Never rent to friends or family. Ever. There are no exceptions to this rule. None.
4. Screen tenants as if your livelihood depends on it, because it does. And have a set criteria before screening them.
5. Have the best lease you can, and follow it.
6. Don’t be afraid of a vacancy. A vacancy for another month is better than a bad tenant.
7. Tenants lie.
