TENANT ISSUE: NEED ADVICE

So per my lease my tenants need to inform me of the intent to continue month-to-month tenancy with 60 days of lease term and within 30 days of lease term for termination. The property has 4 tenants (college students) and the lease ends on May 31st. Two of the tenants said they would move out per the lease. The other two sent me a text in March stating they needed a 1-month extension. Which I thought was the end of the story, but now they just informed me that they plan on moving out on May 31st as well. This puts me in a bad position, because I have not started marketing the property yet because my understanding was the last two tenants would be staying until the end of June. What are my options in this situation?
