Biggest Mistake Confessional

My wife and I are looking to buy a multi-family in the town we live in.  We have sufficient financial resources and plan to go slow with a conservative purchase when opportunity knocks.  I still like to plan for the unexpected and worse case scenarios. As there is a ton of expertise and committed investors here I would be curious as to the biggest investment mistakes made aside from not setting aside enough capital ex, reserves, and vacancy dollars.
