Laminate versus hardwood flooring

hi,

I would like to hear what other property owners/managers think about laminate vs. Hardwood flooring.

what I think is that Hardwood flooring has a much much longer lifetime, and it is not that much more expensive  (If you know where to shop for  material and decent priced flooring companies. ...) vs. Laminate flooring can get ruined very fast and needs more frequent replacement , in addition to the fact that hardwood means better capital improvement etc.
