During inspection process

Hello BP family, I need your help. We're in a process of closing our 1st deal on condo. Going through an inspection right now and our inspector tells us the a.c. unit is about to have it and it's the end of its life, the garage disposal is not working, and floor tile is cracked. I need a little suggestion of what need to request from my seller. I was talking to my realitor to have the seller to replace the garage disposal, have the professional a.c. man out to check it and fix it if necessary with warranty, floor fix and requesting 1 year home warranty. But my realitor is thinking to request fund to fix it ourselves because she wants to close it on time. What do y'all think? I mean I'm not in rush to close it, I want it done right.
