First time real estate investor

I am 22 years old I am in the navy found very quickly that the navy is not for me and I’m heading back to Austin Texas in a year but I want to start my real estate investing journey now can anybody help me with some tips tricks motivation on how to move forward I’m looking at a couple 50,000 dollar homes right now that need a little work that way I can renovate on my own and hopefully have tenants in hopefully vacant no longer then a month and tips if I should keep the property even though I’m moving too Texas ?
