Best Paint for Rentals

Has anyone found a paint for there rentals that doesn’t require repainting every time a tenant leaves.  I have tested a number of brands, but maybe it’s just the inevitable that I need to repaint each time.  I was hoping for a washable surface you can just wipe down.  We call all dream can’t we.
