Tenant breaking lease

Hey everyone. I was wondering if anyone has had a tenant want to break their lease due to domestic violence? I have a rental property and a new tenant has signed a lease to rent the home starting March 1st. They have contacted me and say they can no longer rent the home due to a domestic violence issue and need to leave the state. They have already paid security deposit and pet fee. Do I have to return all of this to them right away? What is the process?
