Prospective tenant with 6 kids in 1800 sq ft

There’s a 3 bedroom 2 bath house about 1800 sq ft. A colleague said the tenejt has 6 kids mostly teenagers. Willing to pay cash on the barrel. Credit score probably under 600

What would your thoughts be?  Could bring a ton of wear and tear on their house.
