Investing in Avon Lake, OH

Hi everyone! This will be my first post so I'd like to introduce myself before I ask the question. I'm a REI in San Jose, CA. I've lived here pretty much my whole life. I've been doing a lot of research lately on out of state investment and have narrowed it down to Cleveland, OH. The main reason is because the cash flow there looks good for the amount of investing (around $200K purchase price).

I've just hooked up with a Realtor there and he introduced me to Avon, OH, west of the Cleveland Metro Area. Has anyone invested here and would like to share your thoughts on positives and negatives? Thank you all in advance!
