Insurance for a property out of my state

Hi, I need to purchase a landlord's insurance for an out of state property. It's a first time I am doing it. What is the best way to find a good pricing? Should I find an agent in my state to search insurances out of state or should I buy online? It seems that online prices as not the best. Also I happened several times that when I buy online and explicitely say that it is rental, the agent makes a paperwork for owner occupied property. I feel furstrated as it looks like a scam from insurance companies who will reject my claims if I have any.
