Which tenant would you choose?
I've already made up my mind. I have 2 well qualified applicants. One is a 30-something couple with a baby. The other is a 53yr old woman who used to be an interior decorator. She brought pictures of the house she just sold. She won't be buying anytime soon due to a job loss two years ago and extended unemployment (credit wrecked). She got a nice lump of cash from the sale and is taking care of her old creditors. She is one year into a good job and had a long employment history prior to her lay-off. Younger couple has good employment and good prospects for higher$$.
Both agree to a 2yr lease.
I am taking the 53yr old (no kids at home, no pets). I think she will settle in for the long term. I think the younger couple will buy soon and the baby will become a toddler spilling stuff all over my new carpet and paint.
