taking over tenants with a new property

Hello there,

I am currently in the process of buying a duplex and it has tenants in place, who's lease will expire sometime next year. Since this is the first time I am getting a property with tenants in place, what kind of advice can you give me? 

What should I be looking out for? I did get their current lease and they expire sometime next year.
