Renting A room out in my house

Hello all! I’m renting out a room in my house to someone I know and I’d like to know just how specific can I be in the lease. I’d really like to say no guess at all but if they are a paying tenant is that something that they should be able to have? I know I want to make it a month to month lease. I live in New York City. I tried googling it but only found the lease templates. Thanks for the help in advance!!
