Construction Company Umbrella Rental

Hello All! Very specific dilemma just popped up.

I'm attempting to rent out the main portion of a duplex I recently purchased in Key West, FL. A woman contacted me and said they are a construction company and want to acquire a long term rental for their employees. She said they have a couple of places in the city already, and are looking for another one due to a potential ownership change in a current setup. It sounds like a great deal, because it would a company actually leasing the home (I'd imagine very stable from that perspective).

I'm sure this is a relatively common thing, but not something I have any experience with at all. Are there any potential pitfalls or specific things I should do in regards to a lease with an arrangement like this? I will be living in the other part of the duplex, so I can keep an eye on the property easily.
