who pays for refrigerator ?
Last security deposit question - promise .
When my tenants moved in 6 years ago , they brought their own fridge
and put mine in back shed ( without asking— They just told me ).
When they left today , it’s still in back shed , all beat up and useless .
Even though I knew it was there , I did not expect them to not leave me
refrigerator- less , and I told
them so.
So now I need to buy a new one - I am thinking it’s ok to deduct from security deposit. even though my old one was always old , it worked fine.
Is it reasonable to buy a new one for 400?

Wait a minute -- you replaced a 10-year-old fridge with a new one and put it on their bill? You can get a working fridge from a scratch-and-dent used appliance store for $200. No, it's not reasonable. Charge them $200 to replace like for like, put in the additional $200 on your own.
