Renting apartment they can't see??

Hey everyone. How do you go about renting apartments without them being able to see it? I usually just wait until people move out and then advertise and show them it, but I'm tired of them sitting empty for a month (or more) or having crappy renters that are looking for something short notice (because they probably got kicked out elsewhere). I have lots of pictures and a virtual tour for them to see on my website. I really don't feel comfortable parading a bunch of people through someone's apartment. How do you do it?
