Final statement for evicted tenant

Hi there,

I recently evicted a tenant from my building in CT and he moved out of the property last week. He’s now asking for his deposit back.

I have assembled a final statement outlining all the eviction/other costs, leaving him with about $200 of his $2200 deposit.

Do I need to provide proof of the costs of his eviction along with his final statement/check, or is that overkill?

    You should provide him with receipts for work that was done. Better to provide them now than when you have to go to court. In court you will have to provide receipts. If you did the work yourself, you cannot deduct that from the deposit (except supplies and materials). Also make sure you have before and after photos.
