Commercial Real Estate Tenant Law Question

I'm currently trying to get out of a commercial lease in California. We have been a tenant in that space for 18 years and have 2 years left on our lease. It has been 6 months since giving our landlord notice to vacate since we are closing the store permanently. We agreed to pay rent until the space rents out. Today, I find out that the landlord has been asking $700 more for rent than what we pay for our space currently which makes sense of the lack of interest as we're in a high traffic area. What are my rights as a tenant here? Or do I just continue to be taken advantage of since I'm bound to the lease? The landlord also recently had the audacity to ask me to pay my lease out in total and give the store back to them if I would like to leave now. Any advice is appreciated.
