Inherited tenant has litter of dogs. What to do?
I purchased a piece of property in a country setting, with a long-standing tenant. I also bought the neighboring properties, and have a new tenant in one. I am trying to fix the place up and get it nice for the other properties. The inherited tenant I'm trying to give some leniency to because he's been there forever, and I don't want him to leave, because it will cost me thousands of dollars to renovate his place.
He has one or two adult dogs, that need to be caged in, that's problem one. Problem two is that they had puppies, so there are six dogs running around. I have told him he needs find homes for them, and has agreed to do so. It's been a month since then, I'm not sure what to do next, do I threaten to evict him, or do I charge some kind of fee for each dog per month?
