We want to leave because of the other tenant

Hello,

Before moving into this house, our landlord made us sign a lease for a year. He charged us advance rent and damage deposit.

Problem is the guy who lives in the basement suite. He does drugs. Gets drunk, then him and his gf have this scream fest for hours on end.

I’m mostly away from home and that leaves my wife and my three children all by themselves.

We are terrified and we no longer wish to honour the lease document and want to leave asap. Do you think we have any chance to get our damage deposit back and not be penalized for leaving early?
