Tenant's "Service dog" attacks neighbor's dog
Unfortunately, I got a nasty email from the HOA of my rental property today saying that my tenant has been warned repeatedly about his dog being off leash which is against community covenants and county law and yesterday the dog was roaming again and attacked a neighbor strolling her infant and her dog. Dog survived, but has 700 vet bill and HOA wants dog removed ASAP. Neighbors had to break up the fight. I have a property manager who informed me prior to signing lease that they had a service dog and therefore couldn't be charged pet deposit or pet rent. Am I overreacting in wanting an eviction? I don't know that I have cause for one. The property is in an upscale beach community and the resident Facebook group is up in arms about it. Sorry for the long post! Any advice is appreciated :)
