Check list for first viewing of property
This is my first post as I have just recently discovered this site. I spent last week reading all past posts.
I have 1 property as a rental. And I am looking for 2nd property to add.
When you go to look at the property, do you guys follow any check lists? What do you guys look at ?
I am looking at various properties, and before I spend money to get the property inspected, What are the due diligence steps I can take to find if there are any major issues with this property or not.

I do some review before I ever look at a property. I check out what is available online with the county records. I review the asking price, learn what I can about the seller, review the market and the location of the property.
I like to take my camera with me when I actually go to look at a potential property. If it is a single family residence, I usually try to get as clear a picture as possible of the neighborhood, property condition, layout of the house, physical characteristics of the lot, verify if there are tenants currently and verify anything that I discovered in my online county parcel search.
