Texas: Fair Housing Laws Question
I'm reading The Book On Managing Rental Properties and came across this in the chapter on Fair Housing under exemptions:
"3. Some Single Family Homes Without Advertising or Brokers
If you are trying to rent out a single family home and you don't use any sort of advertising or listing broker AND if you own less than four such homes at the same time, the Fair Housing Laws do not apply to your situation. Again, probably still stupid to discriminate, but the Feds won't be pounding down your door if you do."
Is this saying that if I don't do any advertising at all or just that I don't advertise through a broker?
What constitutes advertising? Does this mean we can only spread word that our house is for rent by word of mouth?
I have a single family home and no others. Does this mean, for example, I can turn down anyone with a pet regardless of it being an "emotional support animal" if we do not outwardly advertise?
