Security Deposits

Okay landlorders. I got a call from one of my property managers. He tells me that a tenant has told him that she is moving out. No 30 day notice. Nada.

She didn't, and doesnt intend to, pay August's rent. Least started in middle of month. The pm told her if she forfeits the security deposit, and pays us $200, we will not pursue her.

What if she has trashed the property and there is hundreds of dollars of repairs to be made. If the deposit goes to pay for that, she still owes two weeks rent as she won't be gone until eom.

Does this pm know what he's doing?
