Property Management Year End Statement

I'm sure this has been answered somewhere on the forum but nothing is coming up in my searches so far. 

I started doing property management last year and currently have 2 properties. I need to do a year end statement for them and and am looking for any examples of what that should look like. Does anyone have a spreadsheet or anything that they use that would be useful? I'm too small to justify any of the online accounting programs (unless someone knows of a good free one).
