circuit beaker trip twice

I have received the following msg from my PM:

"We have experienced our fuse box trip twice while no one is home- with little to nothing turned on. This is becoming worrisome considering we have kids and dogs in the home and it’s a fire risk. Can we please see if an electrician come look at it to make sure everything is okay? "

I have 2 solutions:

1. Tell the tenant to unplug all the electronic applications connecting to this circuit beaker. If the breaker still trip then it is my responsibility to fix this issue. Otherwise, tenant take care the electronic applications issue.

2. Tell the tenant, I can send a electrician to there for a checkup. If found out, it is the breaker issue, then I pay for the bill. If it is electronic applications issue then tenant pays the bill.

I have no experience on electronic, want to hear what do you suggestion? Thank you
