Getting rid of inherited tenants

What's the best way to get inherited tenants out of a property when you buy it?

Any advice, experiences, and knowledge of the potential legal pitfalls and ramifications would be much appreciated!

@Thomas S., I don't think the question was regarding codes. I think we all know we have to abide by codes. I think the original post was asking for some creative ways to incent someone to leave early that is not considered illegal or discriminatory. What I did for a lease expiring in December is give the tenant notice that I'm not renewing in December, and then follow up with a phone call saying, "Ya know, summer and early fall is the best time to find a place since everyone is moving right now. If you find a place before December I won't hold you to the lease."

She was excited about that, and is actively looking for a place.
